About the Builder Transition
Creekside Run launched in 2023 with Christopher Alan Homes as the original builder. Christopher Alan Homes built approximately 65 of the community’s 291 total homesites before Dream Finders Homes took over the remaining 226 homesites in mid-2025.
This means Creekside Run is a mixed-builder community: resale homes you encounter may have been built by Christopher Alan Homes, while all new construction going forward is by Dream Finders Homes. The HOA and community structure remain the same regardless of which builder constructed the home.
Location Within Babcock Ranch
Creekside Run is in Midtown — Babcock Ranch’s second phase of development. The neighborhood is bounded on one side by Curry Creek Preserve (along Curry Creek) and on the other by the linear park corridor that became The PKWY. Neighboring communities are Verde and Palmetto Landing.

What Buyers Should Know About Creekside Run
New Construction vs. Resale
Because the community is still actively building, both paths are available. New Dream Finders construction means current building codes, impact glass, builder warranties, and the ability to select finishes or buy an inventory home that closes quickly. Resale homes built by Christopher Alan Homes are fully established — landscaping is mature, upgrades are visible, and you know exactly what you are getting before you close.
No Golf Costs
Creekside Run is a non-golf community. There are no deeded golf obligations, no golf club fees, and no golf assessment in the HOA. If golf is important to you, Babcock National and Webb’s Reserve are the two communities in Babcock Ranch where golf is part of ownership.
HOA Structure
The Creekside Run HOA covers the gated entry, community pool and cabana, common grounds, and the children’s play area. Lot Position Is a Real Decision
Water-view, preserve-view, and interior lots are available at different price points. A preserve lot along the Curry Creek Preserve edge offers a view unlikely to change. Interior lots are typically the most affordable entry point. This distinction matters more here than in many communities because the natural setting is genuinely one of Creekside Run’s strongest features.
