What Buyers Should Know
322 Homes Means More Selection — and More Competition
Northridge is the largest Pulte community at Babcock Ranch, which means there is almost always something available — whether new construction, a quick move-in, or a resale from earlier phases. That said, well-priced lakefront lots and premium plans like the Easley and Roseland move quickly. Don’t assume availability is unlimited.
Natural Gas Is Available
Northridge is a natural gas community, which allows for gas range cooking, gas water heaters, and outdoor gas appliances. If cooking on gas is a priority, confirm your specific lot and plan include gas service with the Northridge sales center.
No Private Pool — That’s the Trade-Off
Northridge is non-gated and doesn’t have its own neighborhood pool. This is reflected in the price — you’ll generally get more square footage here per dollar than in Edgewater or Edgewater Shores. If a gate and private pool are non-negotiable, those communities (or Verde in Midtown) are your Pulte alternatives.
Discovery Series: Know What You’re Getting
The Discovery Series homes are excellent value but come with a more curated design approach. You’re selecting from pre-set packages rather than making individual design center choices. For buyers who don’t want to spend hours at a design center, this is a feature. For buyers who want full control over every finish, opt for the Classic Series.
ISD + HOA: Know Your Total Cost
Babcock Ranch uses an Independent Special District (ISD) rather than a CDD — but it functions identically. The annual ISD assessment appears as a non-ad valorem line on your Charlotte County tax bill, separate from your HOA dues. Factor both into your total carrying cost when comparing homes.
