Palmetto Landing at Babcock Ranch — DR Horton’s Gated Community in MidTown
Palmetto Landing is the only community at Babcock Ranch where you can choose between a twin villa and a single-family home from the same builder at the same time — and at the widest price range of any gated neighborhood in the master plan. DR Horton, America’s #1 homebuilder, brings 499 homes across 125 gated acres in the MidTown district, served by a private amenity center that includes a beach entry pool with lap lanes, splash pad, fitness center, social room, billiard room, and event lawn. Two distinct product lines — the Tradition Series and Express Series — mean there is a genuine path to homeownership here whether your budget starts at the high $200s or extends well beyond $400,000.

Palmetto Landing at a Glance
The First Decision: Twin Villa or Single-Family Home?
Palmetto Landing is unique among Babcock Ranch’s gated communities because it offers two fundamentally different home types side by side. Nearly half the community — 240 of the 499 homes — are twin villas. If you’re new to Babcock Ranch and haven’t seen a twin villa before, the distinction matters before you start touring floor plans.
Twin Villas
240 Homes • From the High $200sSingle-Family Homes
259 Homes • From the Mid $300sTradition Series vs. Express Series — What the Difference Actually Means
Every other community guide you’ll find on Palmetto Landing mentions these two series in passing. Here’s what the distinction actually means for your buying experience — because it affects far more than just price.
Tradition Series
Personalize your home during construction
With the Tradition Series, you contract on the home before the interior finishes are locked in. You then work with DR Horton to select from available options — cabinet styles and colors, flooring, countertop finishes, and other design elements. This gives you a home that feels more personally yours, but it requires more time and engagement from you during the build process.
Plans: Carrington (twin villa, 1,503 sq ft), Clifton (single-family, 1,816 sq ft), Delray (single-family, 2,034 sq ft), Shelby (single-family, 2,221 sq ft)
Best for: Buyers who want some say in their finishes and aren’t in a rush to close.
Express Series
Attainable prices, quick close, pre-set finishes
Express Series homes are built with pre-selected standard finish packages. You don’t customize — what you see is what you get. This keeps prices lower and allows for much faster closings, since many Express homes are completed or near-completed when you contract. If you want to move in quickly or want the most affordable entry into Palmetto Landing, this is your path.
Plans: Aria (single-family, 3 bed, 1,672 sq ft), Cali (single-family, 4 bed, 1,828 sq ft), Lakeside (single-family, 5 bed, 2,078 sq ft), Hayden (single-family, 5 bed, 2,605 sq ft, 2-story)
Best for: First-time buyers, investors, and anyone who wants a fast, predictable close.

Private Amenity Center — The Full Breakdown
The Palmetto Landing amenity center sits at the community entrance, adjacent to Palmetto Park. It is exclusive to Palmetto Landing residents and is one of the most comprehensively equipped private amenity centers of any community at this price point in Babcock Ranch.
In addition to the private amenity center, Palmetto Landing residents have access to all master Babcock Ranch amenities: Founders Square, Cypress Lodge, the Lake Timber Lodge, Jack Peeples Park, WellWay health club, 40+ miles of trails, and the new Curry Creek Linear Parks in MidTown — including Palmetto Park directly across from the community entrance.
Who Is Palmetto Landing For?
Palmetto Landing serves more buyer profiles than any other single community at Babcock Ranch. Here’s how different buyers should think about it:
Express Series villas starting in the high $200s are the lowest price of entry into any gated Babcock Ranch community. The standard finishes are quality and the quick close timeline works well for buyers transitioning from renting.
The Hayden (5 bed, 2,605 sq ft, 2-story) and Lakeside (5 bed, 2,078 sq ft) are among the most family-functional plans in Babcock Ranch under $450K. The splash pad and park directly across the street add to the family appeal.
Twin villas offer a lock-and-leave lifestyle with minimal exterior maintenance, a gated address, a private pool, and a fitness center — all at a lower maintenance burden than a standalone home. The 1-story format is also an advantage.
The Tradition Series gives you a design selection process before construction locks in your finishes. If choosing your own cabinets, flooring, and color palette matters, the Tradition Series is your path inside the gate.
MidTown Location — What to Know Before You Buy
Palmetto Landing is in Babcock Ranch’s MidTown district, near the intersection of Babcock Trail and Live Oak Parkway. It is south of Creekside Run and adjacent to Rock Creek Park and MidTown’s commercial development. If you’re comparing Palmetto Landing to WestTown communities like Northridge or Lake Timber, the distances and access patterns are genuinely different — and worth understanding before you fall in love with a floor plan.
- Adjacent to Palmetto Park — one of six new MidTown linear parks
- South of Creekside Run, north of TerraWalk
- Crescent B Commons (Publix, restaurants, services) — nearby
- The Shoppes at Yellow Pine — Marshalls, HomeGoods, Five Guys, Panera, Ulta & more
- Babcock Neighborhood School & Babcock High School accessible
- Golf cart-friendly roads throughout Babcock Ranch
Standard Finishes — What Every Home Includes
Whether you buy Tradition or Express, every home at Palmetto Landing includes a consistent baseline of finishes that rivals communities priced significantly higher.
- Quartz countertops throughout — kitchen and bathrooms
- Shaker-style kitchen cabinets, 42” bump-and-stagger
- Stainless steel appliances including gas range
- Plank tile flooring in all main living areas
- Paver driveway
- Smart home technology package
- Crown molding
- Covered lanai on every home
- 2-car garage on all plans
- Sliding glass doors to lanai (villa plans)
What Buyers Should Know Before Visiting
Decide Villa vs. Single-Family Before You Tour
The sales center will show you everything, but if you walk in without a clear sense of whether you’re a villa buyer or a single-family buyer, you risk wasting your first visit getting oriented rather than evaluating. If you’re downsizing, want minimal maintenance, or are on a tighter budget — start with the villas. If you need 3+ bedrooms, want to be fully detached, or have a family — go straight to the single-family models.
Express Series Homes Can Close Quickly
If your timeline requires moving in within 60–90 days, the Express Series is where to look. Quick move-in homes exist in both series, but the Express inventory turns faster and is more frequently available. Tell us your timeline and we’ll focus your search accordingly.
499 Homes Takes Time to Build Out
At 499 homes, Palmetto Landing is one of the larger communities in Babcock Ranch. It will be under active construction for several more years. If you’re considering a lot in an early-built section, verify what the surrounding area will eventually look like — nearby lots under construction are temporary, but it’s worth seeing the community plan before committing.
ISD + HOA: Your Full Cost Picture
Babcock Ranch uses an Independent Special District (ISD) instead of a CDD, but it functions the same way. The annual ISD assessment appears as a non-ad valorem charge on your Charlotte County property tax bill, separate from your HOA dues. Both figures should factor into your monthly budget before you make an offer.
